We do not suggest buy-to-let investments in the South of England as it tends to have significantly higher property prices, which compresses rental yields. Although these areas may offer capital appreciation in the long run, the monthly rental income often does not provide a substantial return relative to the purchase price. This means it may take longer to see a meaningful profit.
Instead, we suggest focusing on properties that require refurbishment in emerging areas in the North of England, which offer several advantages -

Purchase can be either by personal name or by way of a new Ltd company. The tax structure will be different for both scenarios, with higher interest rates for a Ltd Company. If one of the partners is in a higher tax bracket and the other in a lower tax bracket, you should buy jointly in a 99:1 ownership ratio. In either case, we take care of the entire process.
There are 3 different cases where you can save tax -
- When you are in a higher tax bracket and your partner is in a lower tax bracket.
- When you are in a higher tax bracket, but your partner does not work at all.
- When both of you are in a higher tax bracket.

Done-up properties usually come with a higher price tag because someone else has already added the potential for capital growth. One of the key ways to make profit in property investing is by buying low and adding value. With a done-up property, there is little room left to improve it further or boost the rental yield. This reduces your return on investment (ROI), especially if you’ve bought in a high-cost area.
Sometimes these renovations are just quick touch-ups that look good on the surface but hide deeper issues, which will increase your maintenance costs.
Cash purchase means payment of the entire investment amount in week 12 (completion date) of the purchase process. But it is generally advisable to buy via mortgage of 2 or 5 years. Landlords go for remortgage in most cases.
