There are 3 different cases where you can save tax -

Done-up properties usually come with a higher price tag because someone else has already added the potential for capital growth. One of the key ways to make profit in property investing is by buying low and adding value. With a done-up property, there is little room left to improve it further or boost the rental yield. This reduces your return on investment (ROI), especially if you’ve bought in a high-cost area.

Sometimes these renovations are just quick touch-ups that look good on the surface but hide deeper issues, which will increase your maintenance costs.

Cash purchase means payment of the entire investment amount in week 12 (completion date) of the purchase process. But it is generally advisable to buy via mortgage of 2 or 5 years. Landlords go for remortgage in most cases.
